Our neighborhood’s benefits and improvements are a direct result of your Kensington Homeowner’s Association and Homeowner’s annual dues, including:

  • Building and maintaining of the brick wall and signage prominently displaying KENSINGTON at the front entrance of the neighborhood.

The brick wall replaced the original wrought iron fence in 1997. When Johnson Ferry Road was widened from 2 lanes to 4 lanes, the county reclaimed their ‘right of way;’ our neighborhood property line was moved back and our original neighborhood entrance fence was taken down. HOA dues allowed us to build and to pay for the new, improved entrance.  A neighborhood’s front entrance is the first impression and overall perception one receives about the quality and value of the homes beyond it. A proper entrance adds value to our community and your property value! It takes at least $3,000 a year to maintain the front of the neighborhood.

Your dues also cover:

  • Lighting, irrigation, and landscaping at the front entrance
  • Common area insurance
  • Membership in the East Cobb Civic Association
  • Ensuring increasing values of the homes in our neighborhood and surrounding area

The Kensington Homeowner’s Association paired with neighboring subdivision HOAs to prevent Charrington from being built as a neighborhood of cluster homes. This maintained the overall values of the homes existing along the Johnson Ferry corridor from Hwy 120 to Shallowford Road.

In order to remain effective, a cushion must be maintained to address and combat unforeseen circumstances. Neighborhood maintenance and upkeep benefits all of us in the resell value of our homes. When selling a home, you only have one chance to make a first impression – and the first impression of Kensington is preserved by paying your dues.
